Starting from Tuesday 7 March, preliminary contracts for the sale of real estate can be registered online and it will no longer be necessary to go to the offices of the Revenue Agency. A new service will allow you to send the request, with the necessary attachments such as the contract and plans, from your computer.

Target other private acts

Until now, for registration it was necessary to go to a territorial office of the Revenue Agency within 30 days from the date of signing the deed. The director of the agency, Ernesto Maria Ruffini, signed a provision approving the form addendum of the model for the “Registration of private deed” (Rap), already available for the registration of loan agreements, and simplifies the procedure. The aim is to extend this possibility to many other private deeds.

How to register electronically

The preliminary sale contract is an official document that is stipulated between the seller and the buyer: both undertake to stipulate a subsequent sale agreement which will be definitive and necessary for the transfer of ownership rights over the asset from one subject to another. In order to proceed with the registration electronically – starting from 7 March – it will be enough fill in the “Rap” form with the requested data and attach a copy of the deed to be registered signed by the parties and any other documents such as private deeds, inventories, maps, plans and drawings. All documents must be contained in a single file of a format supported by the system (Tif, Tiff or Pdf/a).

Automatic tax calculation

Once all the required information has been entered, the Revenue system – which can be accessed from the reserved area of ​​the website – will automatically calculate the taxes (register and/or stamp duty) and allow them to be paid at the same time by debiting the current account. It is important to specify that the parties involved in the deed of sale are not obliged to the electronic registration, but they can still present the “Rap” form at an Agency office, together with the contract and the rest of the documentation.
