Something very similar is about to be born on the housing market, the category of “green renovations”, used houses which, however, have undergone energy efficiency operations, usually thanks to the superbonus, and which in any case allow you to save on bills, cost less than new, if only for the fact that the registration tax on first homes (2% on the cadastral value) is much lower than the VAT on homes sold by the builder (4% on the real price) and lastly because with the force of the European directive on green houses, if you want to resell them they will be much more marketable. The idea of ​​launching a new market category was proposed during the presentation of the latest Real Estate Market Observatory by Fiaip, the Italian Federation of Professional Real Estate Agents, created in collaboration with I-com and Enea. The data concerning the energy performance of homes offered for sale is very interesting, numbers that make it clear how a rigorous application of the EU directive would lead to revolutionizing our market.
