From the boiler to the roller shutters: the 110% Superbonus also applies to restricted properties

Bonded condominiums without the possibility of carrying out insulation interventions? Good news for owners who decide to redevelop their apartment from an energy point of view: there is time until 31 December 2023 to carry out works and be entitled to the Superbonus with the rate at 110%. Unlike what is expected for the owners of the houses, in fact, the Inland Revenue has confirmed that you can take advantage of the longer deadline even if the work does not affect the condominium. The passing two classes it must be checked only for the individual properties involved in the works and no authorization is required to obtain the concession.

The Superbonus for internal work

Paragraph 2 of article 119 of the Relaunch decree establishes that, if the building is subjected to at least one of the constraints provided for by the Code of Cultural Heritage and Landscape or the “driving” interventions of energy efficiency are prohibited by building, urban and environmental regulations, the Superbonus also applies only to expenses incurred for “towed” interventions, that is to say for all interventions to be done inside the home and for which ordinary bonuses for energy saving are otherwise provided. The list is very long.

Windows and fixtures

They fall within the concessions from replacement of windows and French doors to that of shuttersas well as the replacement of shutters and shutters. But also theinstallation of solar blinds or others certified blackout closures for this purpose and installed in the windows facing South. The only precaution in these cases in order not to have problems with the condominium is to not alter the architectural decoration, so necessarily for the windows and shutters, or roller shutters, it must be respected the original color, even if the material is changed. Nothing forbids pvc and wood is not mandatory, as long as the difference from the outside is not noticed. Also for the curtains you will have to choose a color that matches that of the facade and a discreet structure, which does not attract too much attention.

Boiler and flue

Less trouble when you go to replace a previous boiler with a condensing one. In this case, in fact, it is simply a matter of placing a new appliance that replaces the old one in the same place, generally the balcony, when it comes to outdoor installation. In the case of an internal boiler, on the other hand, it is a matter of replacing one type of flue with another and those of condensing boilers are very compact.

Air conditioners with 110%

If instead of that replace the boiler you had to make the choice of switch to electricthe purchase of new air conditioners can take advantage of the Superbonus. This choice is allowed in all cases in which they do not complement but replace the radiators, and the savings result is certified. An even more convenient choice if it is possible to combine it with solar panels, for example if you have a pavement and therefore the installation is not visible from below, always to protect the architectural decoration.
